Seller Questions

How much do your services cost?

We charge a commission of 4% of the purchase price which is paid at closing. There are no upfront fees or additional transaction fees added at closing.

How long do I have to list my house with Port St Lucie Realty?

Only 90 days. We realize most real estate agents attempt to have you list your home with them for 6 to 12 months, however we believe if you price your home correctly and properly prepare it for sale (cleaning, paint and landscaping) we will be able to sell your home for top dollar within 90 days.

Can I cancel my listing early?

Yes, you can cancel your listing agreement with us at any time, for any reason, at no cost.

Where will you advertise my home?

The Multiple Listing Service (MLS), Realtor.com, Zillow, Trulia and numerous other websites including other real estate brokerages websites such as RE/Max, Keller Williams, Coldwell Banker, etc..

How do showings work?

When an agent wants to schedule an appointment to show a buyer your home you will receive a text message with the requested appointment date and time. You can respond with a quick “Yes” or “No”. Typically, agents request showings 24 hours in advance, but sometimes agents will ask to show your home with just a few hours notice. You make the final decision as to when your property can be shown.

How do agents get access to my house for property showings?

There are two options.

1. We will install an electronic lock box at your home which enables only real estate agents access to your home. This is a secure way to let agents show buyers your home.

2. If you don't feel comfortable having a lock box we will have agents schedule a convenient time for you to give them access.

* Most buyers don't feel comfortable having the seller at the property while they're looking, so once you give the agent and buyer access we advise you to take a walk around the block or wait outside so the buyer and their agent can explore the property freely. Showings typically last between 15 and 30 minutes.

Your home will only be shown to buyers accompanied by an agent.

Will you help me price my home?

Yes, we will complete a comparative market analysis (CMA) to help you properly price your home for sale. This will show you what similar homes have recently sold for.

However, you make the final decision on the list price. Over the years we have learned (1) you can't get a price that you don't ask for and (2) homeowners who ask a high price, sometimes get a high price. But, you must realize to sell your home for more than the market supports you will have to (1) find a buyer who is willing to overpay for your home, (2) hope the agent that is assisting the buyer will encourage the buyer to overpay and (3) hope the appraiser who the lender hires will inflate the estimated market value of your home. If all of this happens you might sell your home for a higher price than the other comparable homes, however it very rarely happens. If you are serious about selling we don't recommend over pricing your home as it will probably just sit on the market with few showings and no offers.

Do you negotiate with buyers agents when they make an offer?

Yes, we review all offers, give you our recommendations and assist you through the entire selling process.

How do I sign the contract when a buyer makes an offer?

We will e-mail you the contract through DocuSign so you can sign it online.

Do you hold open houses?

No. According to the National Association of Realtors®, fewer than 10% of homes nationally are sold through open houses. Most people who attend open houses are not qualified buyers. The typical real estate agent holds open houses as a way to find buyer leads, rather than sell your home. Also, all of our listings are on the Internet with photos so buyers can view them online. Open houses are a thing of the past and only used by Realtors® to obtain buyer leads.

Will you pick me up and drive me to homes I want to view?

No, we meet you at the home. This enables you to drive around the area before or after viewing a home to get a better feel for the area.

Who selects the homes we view?

You select which homes you want to view. When you agree to utilize our services we will input your criteria for a home into the Multiple Listing Service (MLS) and each time a home comes on the market that matches your criteria you will receive an e-mail with photos, maps and property information.

You should also search for homes on PortStLucieRealty.com, Realtor.com, Zillow, etc. and even drive around neighborhoods that interest you. When you want to view a home simply contact us and we will schedule an appointment to show you the home. * We require 1 day advance notice to schedule showings.

How does the Buyer Credit work?

When you purchase a home utilizing our services you will receive the entire amount of our commission above $5,000 that we receive at closing from the seller or listing broker.

How do I get paid the commission?

The manner in which the commission is paid to you is determined by your lender (if applicable) so it meets their guidelines. There are numerous ways to receive the commission; a credit to you at closing so it pays for your closing costs, reduce the amount of your home loan or a reduction of the purchase price. We would love to give you cash back after closing but most lender’s won’t allow it. When you get pre-approved for a home loan ask your lender how the credit can be applied. If you are a cash buyer you will simply bring less cash to closing as the credit will be applied to the balance due.

Are there any requirements to receive the Buyer Credit?

You must get pre-approved for a home loan through Danny Poulos of the Elite Lending Team at Milestone Mortgage (561) 575-5626. You do not need to utilize Danny Poulos for financing, however we do require you get pre-approved through him as we want to make sure you can obtain a home loan when we find you a home to purchase. If you are a cash buyer this does not apply, however you must show proof of funds available to pay cash.

How much will my home buyer credit be?

The exact amount depends on the purchase price and commission offered by the seller or listing broker. Most commissions are a percentage (typically 2.5% to 3%) of the purchase price.

Is it legal for a buyer to get a credit?

Yes, it is in Florida. Even the United State Department of Justice has a web page dedicated to credits/rebates. Rebates Make Buying a Home Less Expensive. You do need to make your lender aware that you are receiving a credit as this could have an effect on your loan terms.

Will I have to pay taxes on the amount of the credit I receive?

You should contact a tax professional, however a ruling from the U.S. Internal Revenue Service stated that real estate brokers do not have to issue Form 1099 to customers that receive commission refunds because such amounts generally are not taxable as income.
